Frequently asked questions

Search your dates and party size, open the stay you like, and follow the booking steps. On listings that show “Instant confirmation” your booking is confirmed straight away and your card is charged once the reservation is in the owner’s system. On the others, your request goes to the owner, who confirms availability and arranges payment with you directly.

You book directly with the owner, and every line — nightly rate, cleaning fee, service fee and taxes — is shown before you pay. Booking here also means your money and your questions go to the person who actually owns the property.

Your card is authorised first — a hold, not a charge — and only charged once the reservation exists in the owner’s booking system. If for any reason the booking cannot be completed, the hold is released and you pay nothing. You’ll always see the exact total before you confirm.

Card details are entered directly into Stripe’s own secure form and never reach this website’s servers. We store only the card brand and last four digits so you can recognise the payment on your statement. PayPal, where offered, is handled entirely inside PayPal.

Yes — cancellation terms depend on the property and on how close to check-in you cancel; each listing shows its own policy before you book. When a refund is due it goes back to the card or PayPal account you paid with, and your bank typically takes 5–10 business days to show it. To cancel, reply to your confirmation email or contact us with your booking reference.

Your confirmation email carries your booking reference and the owner’s contact details. Owners send arrival instructions — exact address, door codes, parking — as your stay approaches, usually a few days before check-in. If you haven’t heard anything 48 hours before arrival, contact us and we’ll chase it for you.

They’re set by each owner and shown on the property page — most Hocking Hills stays are mid-afternoon check-in and late-morning check-out. Early check-in or late check-out is sometimes possible: ask the owner, they decide.

It depends on the property. Where pets are welcome you can add them in the guest picker when you search, and any pet fee is included in the total you’re quoted. Properties that don’t accept pets simply won’t appear once you’ve added one.

Not to travelers. The marketplace earns a small commission from the property owner on bookings made here — it is never added to your total.

Contact the owner first — their details are in your confirmation email, and most problems are solved fastest by the person with the keys. If you can’t reach them or the issue isn’t resolved, contact us through the Contact page with your booking reference and we’ll step in.

Autumn is the classic season — the gorges are spectacular in October, and weekends book out months ahead. Spring brings the waterfalls to full flow, summer is best for the lakes and longer evenings, and winter is the quietest and cheapest, with frozen falls and hot tubs under the stars. Whatever the season, midweek stays cost noticeably less than weekends.

Create an owner account, complete the short onboarding, and once approved you can connect your property management system — Hostaway, Guesty, Hostfully and Lodgify are supported — or manage everything here if you don’t use one. Your calendar, prices and bookings stay in your own system; we simply bring you guests.

Nothing to list, and no annual fee. The marketplace keeps a 5% commission on bookings made through this site — collected on each booking’s check-in day — and nothing at all on bookings that come from your own channels. A stay cancelled before check-in is never commissioned.

If you connect your own Stripe account, guests pay you directly and the money is yours immediately. Otherwise the marketplace collects the payment and pays you out with the commission deducted — you’ll see every booking, the commission and the amount owed on your Payouts page.

Yes. Bookings made here are pushed into your PMS straight away, and your PMS calendar is re-read regularly, so the availability travelers see is the availability you actually have. If you manage properties here without a PMS, you can import your Airbnb or Vrbo calendars and share ours back with them — double bookings are the one thing this system is built to prevent.
