These Terms & Conditions govern the use of this website by travelers and property owners. By using the site, you agree to them.
1. The marketplace
This website is a booking marketplace: it lists vacation rental properties on behalf of their owners and managers, and passes confirmed reservations to the owner's own property management system. The contract for your stay is between you and the property's owner.
2. Bookings and payment
- Prices and availability are supplied by each property's calendar and may change until a booking is confirmed.
- When you book, your card is authorised first and only charged once the reservation is confirmed. If a reservation cannot be confirmed, the hold is released and you are not charged.
- The exact total, including any cleaning fees and taxes, is always shown before you pay.
3. Cancellations and refunds
Cancellation terms depend on the property and the timing of the cancellation. When a booking is cancelled and a refund is due, it is returned to the original payment method. Refund timing then depends on your bank, typically 5–10 business days.
4. Property owners
Owners must have the legal right to list every property they add, keep calendars and prices accurate, and honour confirmed bookings. Listing is free; a commission applies to completed bookings as set out in the Owner Agreement accepted at signup.
5. Acceptable use
You agree not to misuse the site — including attempting to access other users' accounts, scraping content for commercial re-use, or submitting false bookings or reviews.
6. Liability
The marketplace operator provides the platform in good faith but is not the owner or operator of the listed properties. To the fullest extent permitted by law, liability for matters arising during a stay rests with the property's owner.

These terms may be updated from time to time; the version published on this page applies. Material changes will be highlighted here.
